2. Residential Property Lease/Rental Agreement. Required for all residential month to month or long term lease customers.
3. Property Management Agreement. Required for the Management of any commercial or residential income property. Actual fees vary acccording to specific property and client circumstances and needs.
4. Commercial Property Lease/Rental Agreement. Required for all Commercial Leases.
5. Commercial and/or Residential Income Property Listing Agreement. Required for the listing and/or sale of commercial or residential income property.
6. Move In/Move Out Inspection Form. Inspection required prior to original tenant occupancy and upon termination of the lease/rental. Used at termination of the lease/rental to determine existence of excess wear and tear on rental unit as defined in the lease/rental agreement. These excess wear and tear charges are deducted from the security deposit.
7. Keybox/Lockbox Agreement. Agreement between Landlord, Tenant, and Property Manager allowing lockbox/keybox access to rental units during term of lease and/or tenancy.
8. Lead Disclosure Form. Disclosure Form required for certain residential income rental properties constructed prior to 1978.
9. Vacation Rental Listing Agreement (short term). Agreement between Broker/Property Management Company and Property Owner. Required for all short term (under 30 days) vacation rentals before they are advertised for occupancy by Broker/Property Management Company.
10. Vacation Rental Occupancy Agreement (short term). Agreement between individuals occupying/renting a vacation rental and the property owner. Required for all vacation rentals before the property is occupied.
11. Notice to Pay Rent or Quit. Notice given to a tenant/occupant of a leased/rented property who has failed to pay the rent due in a timely manner pursuant to the lease agreement. Failure to pay the amount disclosed in the Notice will result in the initiation of Unlawful Detainer/Eviction Proceedings.
12. Notice to Pay Cash. Notice requiring that a tenant/occupant of a leased/rented property who has written NSF (bad checks) or stopped payment on a rent/lease payment, to make/pay future payments in cash.
13. Notice to Perform Covenant. Notice given to a tenant/occupant of a leased/rented property who has failed to perform some requirement (covenant of the lease/rental agreement) such as maintaining the property. Failure to perform the required acts or conditions as described in the notice will result in the initiation of Unlawful Detainer/Eviction Proceedings.
14. Notice of Entry. Advance notice given to a tenant/occupant of a leased/rented property that the property owner or his/her agents will enter upon the property for a permitted purpose.
15. Notice of Sale and Entry. Advance notice given to a tenant/occupant of a leased/rented property that the property owner or his/her agents will be showing the property to prospective buyers etc. pursuant to a listing agreement (or the new owners if the property has already been sold).
16. Notice of Right to Inspection. Notice alerting tenant/occupant of a leased/rented property that they have a right to have the property inspected prior to the termination of the tenancy.
17. Notice of Termination of Tenancy. Notice given to tenant/occupant of a leased/rented property that the tenants right to occupy or reside in the leased/rented property is being terminated as of the date given. The minimum termination notice is 30 days. A 60 day Termination Notice is required to terminate the Lease/Rental Agreement when the tenant/occupant has resided on the premises for a year or more.
18. Lease/Rental Commission Agreement. In some cases the Property and a Broker may agree to the payment of a commission upon the leasing/rental of a property.
